Boulder faces a critical shortage of affordable housing and Thistle is in a unique position to improve and increase the quality and quantity of housing for working families and economically disadvantaged people. This position is an opportunity to make a concrete difference in people’s lives and to change the physical landscape by working on Thistle’s capital projects in Boulder and Longmont. How You’d Spend Your Time

In this position you will get to utilize your experience in construction, project administration and show off your tech savvy while assisting in a whole variety of Capital work such as preconstruction and refinancing preparation, property inspections (your hands will get dirty), and data collection/tracking. You’ll report to the Capital Investment Project Manager (CIPM).

How Thistle Operates

We work in a well-established collaborative environment of about 40 people where you’ll have responsibility and the opportunity to engage with other professionals to amplify your experience. Work is accomplished in fluid work teams under excellent guidance and supervision; while you are accountable for your own goals that support the department’s direction, you will receive the support and encouragement you need. Although we are a small company, Thistle has achieved significant results and is established and poised for growth. We are dedicated to making the work experience meaningful and productive. In February 2017, we began experimenting with a 36-hour work week for all staff, structured as four nine-hour days. And it works!

The Work
  • You won’t be tied to a desk. Roofs, crawl spaces, mechanical rooms and occupied units are among the many interesting places you’ll take Contractors & Consultants.
  • You will work alongside architects, engineers, contractors, subcontractors, city and county staff, plus Thistle’s own talented team
  • You will help solve problems while keeping a close eye on the dollars and the clock

Here are some examples of what relevant work experience might be and how you can fit in our organization:
  • You have desire to work in a small team on highly complex projects for an ever-growing company.
  • You have a bachelor’s degree in real estate development or construction management.
  • You have four or more years of experience/training in real estate development or construction.
  • You have excellent computer and technical skills (i.e. Microsoft Suite, project management, budgeting and scheduling software, Yardi, Bluebeam, OST, PlanGrid, Autodesk, Procore).
  • You are detail-oriented.
  • You understand the complexities of construction projects; such as: materials and methods, building code and green building requirements, and building systems and equipment.
  • You are excited at the thought of doing good while contributing to the company’s growth and collaborating with an excellent group of co-workers.
Typical responsibilities you’d have during large capital projects:

  • Assisting with preconstruction activities such as: conducting property inspections, data collection, review of property maintenance issues, coordination of 3rd party site reviews or inspections.

  • Coordinating with GCs, subcontractors, design teams and internal teams to quickly resolve field issues that arise

  • Performing periodic field assessments; documenting existing, progress, QA/QC or warranty conditions during all phases of projects

  • Working with Capital Team to gather and execute all project close-out activities and documentation

  • You’d be the point of contact for the tracking and resolution of Warranty Issues

All of the responsibilities listed above, as well as the following: Assisting in collaborating with general contractors, subcontractors, architects and engineers to prepare a budget for the work with relevant data and preliminary cost estimates on special projects; Assisting in the bid and Contractor selection process for special projects; Assisting in negotiating and writing contracts for special projects
